Eurozone entry, and a price gap that hasn’t closed
Bulgaria joined the eurozone on 1 January 2026. Currency risk on a Sofia asset is gone, and S&P and Fitch both rate the sovereign BBB+. The economy grew 3.8% in 2025 against 1.2% for the euro area, and foreign direct investment reached €3.26bn. What hasn’t moved is the price: Sofia new-build still trades at roughly half the EU-27 average per square metre, in a metro area of 1.5 million people with gross rental yields near 5.5%.
Figures as published on vig.capital. Sofia price growth is NSI data for Q2 2025. GDP growth is IMF, October 2025. The BBB+ rating is S&P and Fitch, July 2025, with Moody’s at Baa1 stable.
Vaisman Investment Group
Sourcing, design, construction, management, exit
Each stage sits with a VIG subsidiary rather than a contractor. Nobody bills the project twice, and no conflict hides behind an outsourced invoice. For an investor abroad it also means one counterparty for the whole life of the asset.
Selection
Roughly 100 opportunities are sourced a year and five to eight close. Four gates are mandatory, legal clearance and three-scenario modelling among them, and every decline is documented.
Structure
Every project sits in a separate company. Funds release only as title deed and permit milestones are met, so capital follows the paperwork rather than the promise.
Oversight
Real estate law sits on the staff, not on a retainer. Every document is read before anything is committed.
Track record, published not blended
Those are three completed exits, not an average blended across everything we have touched. The most recent was a land development at a 41.8% annualised IRR. Seven projects are active today with €10.1M deployed against a 20–42% target ROI, and four of them are open for investment.
Coming in means co-investing alongside us in the project’s own SPV, under a bilateral agreement with that company. VIGROW, VIG’s alternative investment fund, becomes the second route as its registration completes.
Performance figures are VIG’s published track record on vig.capital. Target ROI is a portfolio objective, not a forecast, and capital is at risk.
